For more than two decades, Walter D. Richards has represented clients across Southern California with experience spanning residential and commercial real estate, mortgage finance, and strategic real estate advisory.

Licensed in real estate since 2002, Walter began his career with respected firms including Nelson Shelton & Associates and Keller Williams before becoming a licensed broker and establishing his own independent practice. Today, through Bright Coastal Estates, he provides the kind of attentive, highly personal representation often lost in larger brokerage environments.

Walter’s extensive background in mortgage lending—including experience with Countrywide, Washington Mutual, and multiple lenders through the brokerage channel—brings an added dimension to his real estate practice. He understands the transaction from both sides of the table: property, valuation, negotiation, financing, and the financial considerations that often shape a client’s decision.

His experience also includes extensive work with senior homeowners and their families, with specialized knowledge of reverse mortgages, home equity, retirement-related real estate decisions, downsizing, and transitioning from a longtime residence.
